1. Platform detection Is it WordPress, Shopify, Wix, Squarespace, Webflow, or custom? Platform tells you a lot about the owner's sophistication and budget. A Wix site from 2018 is a very different conversation than a custom Rails app.
2. Contact form presence Does the site have a form where customers can reach out? Missing contact forms are a clear conversion leak — easy to fix, easy to pitch.
3. Visible phone number Is the phone number displayed prominently on the homepage? Many older sites bury it in the footer or, worse, don't show it at all.
4. Mobile friendliness Does the site pass a basic mobile layout check? With 70%+ of local searches happening on mobile, a non-responsive site is losing business every day.
5. Copyright year The copyright in the footer is a proxy for when the site was last updated. A 2017 copyright on a 2026 site means no maintenance, no updates, no investment.
6. SSL/HTTPS Is the site serving over HTTPS? Browsers now flag HTTP sites as "not secure" — a trust-killer for local businesses that hasn't been fixed.
